Grow room A/C problems! HELP!!!

Ok, so I have a room that is 15' x 30' and 10' in height. I am running (12) 1000 watt lights and the ballasts are outside the room. I have 1 dehumidifier, and a 10 burner co2 in the room as well. The room is cooled with a commercial 4 ton ac unit that is mounted on the roof of the building. The room has 4 vents to blow in cold air and 2 returners. I had been running all 12 lights (flowering) fine for about 2 weeks at a temp of 75 degrees then now gradually the room will not maintain the temp. It is now 85-86 degrees in the room and i am not knowing what is wrong. Any help please will be greatly appreciated!!! Thank you

You could have a refrigerant leak. Also has outside air temps gone up 8-10 degrees since you started having problems? The reason why I ask that one is because IMO ,for 12 lights, your unit is borderline undersized (especially if you lights are unvented). Either way it sounds like you need a good service tech to look at it.

Start turning lights off two at a time until temps come into line,its summer!

Either way it sounds like you need a good service tech to look at it.
Yea, I had my HVAC guy come out and check it. The unit seems to be working, so I am guessing that I am overloading with the lights. I turned off 2 lights and the temp is now at 79 degrees. I think I am going to install a mini split to the room too. The only thing that is weird is that the room temp is still at 79-81 degrees with only 10 lights.

Turned off 2 but still kinda hot. What I found out is that all HVAC's can stand up to 95 degrees heat from outside for it to not affect the temp in the room. Once it goes over the 95 degrees then the temp inside will fluctuate. Weird thing is that with 10 lights I am still having heat issues and I have a 4 ton unit. I've done 8 lights before with a 3 ton, didnt know that 2-4 more lights would need more then a 4 ton unit.

Good quality a/c units should be able to cool with outside air temps get to 115F w/o problems. I recommend 6000 btus/ 1 kw unvented lights. This accounts for all room and outside variations.

Thanks for the input John. So you are saying I should have 72,000 BTU's for 12 lights? My 4 ton should be about 48,000 BTU's so I am 25,000 BTU's under what is recommended.... :( If I added an 18,000 BTU mini split, do you think it would help in resolving the problem? Would you recommend any portable AC units? Thank you in advance

Don't use portables unless they are your absolute last resort. They are expensive and expensive to run. A 18k mini will help greatly and should take care of ur room except the worst of days.

Thanks John!! Last question, I got a deal on a used mini split from someone and the brand is a goodman. Is this a good brand? Also, would you know how much amps an 18,000 BTU mini split will use? Lastly, do you do anything else other then HVAC? Electrical work? :)

I can do some electrical. Never seen or installed a Goodman mini split. Hope the valves were closed on outdoor unit. If not the unit is most likely going to give you problems.
