I missed the start of this. Have you ever looked into a Walipini? It's a kind of underground greenhouse. Year round growing with free heat and cooling.
With that much space, I would have 2 or 3 of them for my personal grow. But, if this is a commercial property, then you need security. You can lock a greenhouse.
