What is cold roots
Cold like temp wise... are they sitting on a cold floor? If not it's likely just over watered... meaning watered to often, not necessarily to much at one time

If I remember correctly brown spots is magnesium deficiency. Later stages the leaf will turn yellow and wilt up

100% correct only in this case the deficiencies are caused by lack of uptake from over watering and not so much lack of nutrients in the media

It looks to me like it was over fed at one point.
