I would go vertical with your veg and moms and plan your room around the way you are going to grow. For example how many rows and what spacing do they need. I hate 20' across because for my system it does not really allow for 4 rows and just 3 would be too wide. The flower room makes the meds so I would kinda design that first then build around it. JK
By vert I meant to stack your veg grow. Make 2-3 levels to conserve space. You think it is a lot of room and power. Soon you will be sniveling for more like a closet grower.JK

Here's a shot of the 16 lighter biggest room I've done and it was a fucken hastle! Didn't help that I was the only person managing this beast but hey I love spending 12 hour shifts underneath the lights from 7 p.m. to 7 a.m. from time to time.<sarcasm> But seriously, if I had to go back and do it all over again I'd say Fuuuuuuck NOOOOO! It's soooo much work. Have you ever seen deadliest catch??? This shit was like Deadliest Grow! I was on the roof while it's typhooning outside in the middle of the night throwing up Cinder blocks and plastic over an old AC unit on the roof.. In the beginning parts of the ceiling were falling down! A true fucking Nightmare, so just prepare for Murphy my friend!

Need a custom loadcenter or two, is it three-phase. 45 ballasts is about 200A max. I would try and do some staggering, shut off several ballasts at a time to reduce power consumption, peak at about 16OA. Two x 200A service is a total of 96KW. Reduce by 75% to 80% leaves about 72KW to 75KW. The ballasts draw about 45 KW, that leaves 30KW, that's lots. Maybe have two x 200A custom panels built, each can power 22 ballasts, then power the other peripheral equipment. Then you'll need some options.

We gotta hope to avoid a few problems cause we are in a brand new building... but yeah, learning curve will be huge. I'd imagine that with sustained nighttime temps of -30, I might need to heat the place even with 40 lights running constantly..... remains to be seen!

considering running uc's(or something better) I would want to have the money to pay for 3 cycles. Setting up a new way to grow is a bit dangerous. If it works great like jack's first round that's cool. But what happens if you get some rot or an infestation your first round. You need that extra money to keep the lights on and your landlord happy. Then again setting up that much room without a good bucket system would be a crime. I had 1 client that ran my buckets in coir just so he could put away a few nuts first. Then ran hydro.
While your waiting for your building I would be spraying for insects and burning some sulfur. Pretreat your room before you get in there. JK
Edit: I guess I would rather spray some naccosan rather then burn sulfur.
With 18' ceilings, make a uc knockoff with 40 gal brute trashcans with 4" pvc conduit.
