Morning OFC.
Spent 8 hr in bed last night. That's a first since I pulled my chest muscles. Getting a little better every day. Baby steps and I'm running out of what little patients I have.

damn it's been a long week down state. put some flooring down for the mother in law. my body feels like I was beat up bad. baby steps is all I got now. yoop ,sorry to hear about Mrs. D's foot.
planted my seeds last year on 420. I think I will wait a week or so this year. When is everyone else planting them?

What a fuckin rollercoaster this whole move thing has been.....last cpl yrs been keepin my nose to the grindstone putting away money so i can buy a house. Was told by a mortgage broker i wud be good to go this spring as soon as i had 2 yrs of tax returns so after i did my taxes i went and talked to em and he ses i dont qualify for a mortgage cuz of my foreclosure. So then i talked to some ppl who had a house for sale about a land contract. We agree on a price and when their bank found out about it they told em theres a "due on sale" claus. So the contract fell thru. Meanwhile im talking to a cpl other mortgage ppl who are all giving me conflicting info. I looked into both fha and usda loans thru a cpl different banks and was told i didn't qualify. Finally my real estate agent talked to the bank that tbe ppl hold their loan with and went to bat for me and sed heres a guy who has a foreclosure but since then hes fixed his credit, is makin money, saving money etc so now they agree to the land contract. Also i decided to call usda rural development myself and come to find out i qualified the whole time for a loan.....too bad i already put a deposit on a rental house. Now i guess im gonna haveta eat the money i put down for the rental to buy a house....

gnome, try VA repos. easy to qualify and your buying from the FEDS ,so you will qualify when no bank will give a loan. I bought 2 houses from them. they have them all over the country. the feds also have some other repos ,but I liked the VA listings. one fire fighter came in and said no one would give him a loan till he had 2 years on. I told him about a VA house. 3 days later he came in with a big smile and said they gave it to him. The federal government wants to sell bad . might need some fix up, but mine did not.
