If you use a/c unit(s) don't cheap out. Money spent now saves later. Get good units and professional install. Like everyone said figure a budget and be prepared to spend more to do it right. Best of luck.

What's the minimum efficiency rating you'd suggest?

I don't want to start any drama but I'm a little confused. @Texas Kid says no osb......yet I see @Billyboat and a few others setting up with exactly that. I realize greenboard would be the best bet, but once osb has been primered and painted wouldn't it be suitable?

I believe I read that you have 3 phase power. If that's true run a 3 phase condenser(s) for the a/c(s). Their efficiency isn't rated the same as single phase units.

You can do with either. I know for a fact that OSB eats paint and primer. I think both need proper primer and paint.

TK is talking about grows that are licensed and inspected by the state and have to be up to 100% code.

I haven't had any issues with the OSB, as my entire place is OSB walls. Two coats of primer and two coats of paint seem to keep it all sealed up. A fire hazard it may be, but out of all the homes I've seen catch fire with drywall walls it didn't really seem to make much of a difference.

On the OSB, I can only speak from personal experience after having to pull 100's and 100's of sheets of it from grow spaces we take over, it is not the best product to use by far. Also keep in mind that OSB in a F1 occupancy interior space will not pass fire or building code inspection. I would get real familiar with IBC2012 building code and the current NEC code for F1 occupancy facilities. NEC section 410 is the one that covers hanging lights/luminaires and that is the one they are really flag us on now all the time. Both codes are real specific and unforgiving during the inspection process when it comes to indoor grows. Also keep in mind that everything I suggest is for total compliance with ordinances and building codes, you may or may not want to build something with compliance in mind but if your in it for the long hall and might want to get licensed either now or in the future, your better off doing it all right from the very beginning because going back and correcting it is very very expensive and could probably cause your facility to be shut down while your making the corrections.

All of your rooms have to basically be 1 hour fire rated at the very least. So with that, You can not have any power cords or lamp cords that pass thru the sheet rock. This is why most setups you see now have the ballast mounted in the rooms and duplex or quad outlets in the space or mounted high and out of the way. This is another reason that not putting a lid/ceiling on the rooms works way better. Trust me, it is way way cheaper to run your walls up to your existing roof than it is to put a ceiling on it. Plus you have a place for all the heat to go, up and away from the plants and a/c registers A ceiling must be structual rated and engineered to take all the static weight of your lighting system, all mechanical systems, and compression load of getting up on top to service everything. Ceiling joist on a room with a 20' clear span are no joke and not cheap at all.

You can also order paint with a mold and mildew inhibitor added to it, even if your getting it at Home Depot, they can add it to the mix when buying it. I would paint all sides of wood framing, plywood, door jambs, and sheet rock to really be protected from the get go. Remember you want this to last for 5-7 year minimum and stand up to the inspection process.

I'm doing a i502 recreational grow in WA state and I hit a ton of road blocks and got through everyone of them and would love to pass my knowledge from what I gathered on doing a fairly large grow (for myself anyway lol, just over 1000 plants right now) . I had some high numbers for my first harvest.
I got roughly 2.75lbs per light. (4 plants per light)
and had some good test results (from one of the most reputable testing labs in the region) in regards to THC content.

I almost didn't believe the numbers myself lol, but our lab is one of the most reputable labs around, they even tested that blue dream twice to verify aswell as anything above 28%

Excellent test results Kurtimas, I would get them to go ahead and do a GCMS test to go along with the LCMS test..it really helps in confirming your actual D9 THC numbers much better..I read somewhere that the multiplier used by testing facilities to get from THC-A to THC is off and can really only be confirmed with a GCMS test

So i was at the place today checking everything out. It's still not clean yet and there's still a car blocking the electrical panel, but I got a pretty good idea of the possibilities.

The ceiling is actually curved so the center is about 14' and 12' on the sides.

Also the top beams are pretty close to forming 20' squares, so it looks like I can just run the walls all the way to the beams.

Unfortunately the ceiling is not insulated so i'll have to do that too.

And what's a good way to seal these skylights? Some sheet metal?

Unless required by code....or if its even money.....don't waste your time with greenboard....do some research on a drywall or tile forum if you want a better understanding.....
Also...if your getting inspected (structural...electrical....plumbing...etc..) be very careful how you terminate your walls at the ceiling....many...many different design issues come into play....usually answered by an engineer....then approved by an inspector once everything is in place.

I just can't believe that.. I recently read a article where the gov of WA is starting to suspect certain labs and farmers of ill doing in the treat dept and looking to regulate it more..
Just that many above 30% makes me a total skeptic
